Illanga Mall ( 44 000 m2 )

Province: Mpumalanga
City or Town: Mbombela
Project Date: 2007 to 2010
Project Value: R 500 000 000
Client Name: Ilanga Lifestyle (Pty) Ltd
Endecon Ubuntu was employed by Ilanga Lifestyle (Pty) Ltd to design all Structural and Civil Works on the new ILANGA MALL  project in Nelspruit Mpumalanga.   The ILANGA MALL is a shopping Centre of ± 44 000 m2 retail area.  The shopping centre has two retail levels and three Parking Levels.  The centre is situated next to the N4 route as you enter Nelspruit Town from a westerly direction.

The Engineers were challenged with designing a structure in an existing storm water collection area of ± 9 hectare.

The challenged commenced in August 2007 with the Bulk earthworks project existing of 110 000 m3 cut to fill.  The  Gravity type retaining walls (average 3.5m high) as well as the concrete cavity retaining walls ( average 4.5m high) were combined 500 meters long.  Two 1500mm bulk storm water concrete pipes of approximately 175m in length with 5 main chambers was constructed underneath the MALL to channel the storm water from the upstream catchment area.  The  250mm bulk sewer line to transfer existing sewer services through the site and to connect new building sewer  systems, was also constructed underneath the MALL.

With the building contractor (SSVN Construction) scheduled to be appointed in January 2009 we were challenged to complete the bulk earth works project including approx 600 concrete foundation piles and 100 conventional reinforced concrete bases (blasting of 13 000  m3 rock to install bases) by January 2009.  Due to abnormal rain received in this period (approx 900mm) this task was completed end March 2009 with 3 pilling rigs on site.  The building contractor commenced the end of January 2009 (14 month project) under very difficult circumstances and Endecon manage the Piling, Gravity Type wall and Building contractor to work on the same site without delaying the building contractors programme.  The building project consists of a lower retail area, coffer slab upper retail area, lower paved parking area and a upper parking coffer slab combined with a post tension parking slab. The roof structure consists of 90% steel structure and 10% timber structure.

Additional work commenced in August 2009 when the 6 months external roads project and sedimentation pond construction downstream commenced as two separate contracts.  Due to above average rainfall during September 2009 to December 2009 work conditions were very difficult.  The Sedimentation pond was completed end November 2009 and the roads project was completed in time for the opening on 29 April 2010.  During the entire project Endecon had a full time Engineer on site to assist with inspections and various project challenges.

The ILANGA MALL in Nelspruit will definitely become a new land mark in Mpumalanga and Endecon Ubuntu are proud and privileged to have been involved as Civil and Structural Consulting Engineers on the project.
